What if the AI says something wrong to a tenant?
You can turn on approval mode so every outbound message waits for your one-tap OK in the dashboard. Many landlords run approval-on for the first two weeks, then switch to fully automatic once they've seen the quality. Either way, every message is logged with a full audit trail.
Do tenants know they're talking to AI?
Yes — always. Every message is branded "Nexunit AI" and the tenant portal shows a clear AI-assistance notice. We don't impersonate humans. It's a policy, not a setting.
How does it handle an emergency — a real one?
A safety-first classifier defaults to EMERGENCY when uncertain. Gas leaks, flooding, no-heat, fire risks get triaged in seconds: tenant gets safety steps, an emergency vendor is dispatched (we can place the call ourselves via AI voice), and you get a push notification immediately — not a daily digest.
How does it pick which vendor to call?
It ranks by your preferred vendors first, then rating, filtered to whoever's open right now (vendor-local hours) and hasn't already been called in the last 10 minutes for the same issue. You can require approval for any vendor over a dollar threshold you set.
Can I import my existing tenants, leases, and maintenance history?
Yes. CSV import for tenants & leases is built-in. Direct integrations with QuickBooks, Stessa, Avail, and Buildium are on the near-term roadmap — tell us which one you use and we'll prioritize it.
What about my data and my tenants' data?
Encrypted at rest and in transit. Hosted on Supabase (Postgres + row-level security). We never sell, share, or train third-party AI on your tenant data. SOC 2 Type I in progress. Full privacy policy is one click away in the footer.
What if I want to take over a conversation myself?
One tap mutes the AI on any thread. You step in, type your reply, and the AI watches but doesn't send. Resume autopilot whenever you want.
Why is this so much cheaper than the enterprise platforms?
Those are built for 500+ unit operators with leasing teams, regional managers, and PMS integrations costing six figures. You don't have any of that. We stripped out the enterprise overhead and built the parts a solo or small-portfolio landlord actually needs.
What happens when a tenant texts something the AI can't handle?
It silently escalates to you. The AI stops responding on that thread, your phone buzzes with the full context, and you take over from your dashboard. Once you reply, the AI logs the new pattern and gets better at handling it next time.
Do you handle Section 8, rent control, or Fair Housing language?
Fair Housing-safe phrasing is baked into the AI's instructions — we explicitly avoid the protected-class language landlords get tripped up by. Section 8 and rent-control workflows (recertifications, allowable increases) are on the near-term roadmap; tell us your state when you sign up and we'll prioritize it.
What happens after beta? Will my price go up?
